Comparative Market Analysis (CMA) A Comparative Market Analysis (CMA) is an estimate of a property’s value compared with comparable properties sold in the area within the last 6-12 month period. CMAs differ from appraisals in that CMAs are not performed by a licensed appraiser and that comparable properties currently on the market may also be taken into consideration.

Broker Price Opinions (BPO)* A Broker Price Opinion (BPO) is an essential valuation alternative to an appraisal designed for individuals and entities currently pursuing a divorce, bankruptcy, home equity line of credit, mortgage refinance, debt collection, etc.  Our licensed real estate professionals know the local market trends and will produce a detailed observation of the property’s value as compared with like properties which have been sold in the area within the last 6-12 month period. * A "Broker Price Opinion" is not a legally defined term, as is "Appraisal" and "Comparative Market Analysis”.  When a fee is charged for a BPO, it will either be considered an Appraisal or a CMA.  For the purposes of the services provided herein, the term BPO is determined to be a CMA, provided for the purpose of determining the estimated market price and/or asking/offering price for a property for the client, owner, seller or buyer, and falls within the scope of permitted activity for a real estate licensee.
